Hampshire is the third largest county in the UK and covers an area of over 3680 km2.  The county’s close proximity and good links to London and its surroundings ensure that there is steady improvement in both lettings and sales of vacant property, and the investment market.

Hampshire offers a diverse portfolio of industrial and commercial sites and developments, varying from urban, rural and waterside locations to opportunities along the M27, M3 and A3 corridors. Whether you are seeking offices, factories or warehousing to buy or let, Hampshire has a wealth of opportunities for relocation or expansion.

    Key Locations

    North Hampshire
There is considerable economic activity in and around the towns of Basingstoke and Farnborough, located in the north of Hampshire.

Basingstoke offers a thriving commercial sector, offering the whole spectrum of office and industrial accommodation within easy reach of M3 and London, the airports at Heathrow and Gatwick and the international port of Southampton.  It attracts a wide range of businesses - from small and medium sized enterprises (SMEs) to multi-nationals,  which is testament to its desirability as a business location, offering a premium business environment without the premium costs. One of the most exciting opportunities is at Basing View, a business park set in the heart of Basingstoke and built predominately in the 1970s and 80s. Recently, plans have been put in place for its major redevelopment and transformation, to create a truly 21st century business location.

Farnborough is just 37 minutes from central London by train, making it comparable with many key M4 corridor business locations. With the town accessible from Junctions 4 and 4A of the M3 and just 15 miles from junction 12 of the M25, it is extremely well connected.  Farnborough also has its own airport which is the UK's only dedicated business hub. Farnborough Airport not only excels when it comes to first class travel, but also first class destinations, when every other year it plays host to the world-famous international air show.

Two of Farnborough’s significant recent developments include IQ, owned by SEGRO and Cody Technology Park, owned by QinetiQ. Both locations offer high quality, office, warehouse and industrial units in a landscaped and secure setting with excellent transport connections.

    South Hampshire
A significant amount of Hampshire’s economic activity is also concentrated in the south of the county, in and around the cities of Southampton  and Portsmouth with the emphasis on marine industries, financial services, advanced engineering, defence and aerospace technologies. There are exciting development plans currently underway for both cities, as well as the identification of a number of strategic sites in nearby Fareham, Havant, Gosport and Eastleigh.  Further details on investment opportunities can be found by visiting the invest-in-Southampton and invest-in-Portsmouth websites. Some recent developments in the south of the county include 1000 Lakeside, located at the entrance to the Solent Corridor and Portsmouth; and the Forum at Solent Business Park, Whiteley.

    Central Hampshire
Central Hampshire and the South Downs National Park, offers predominantly rural sites with a number of industrial estates around Winchester, Andover and Petersfield, which accomodate many local and national businesses.  In Andover, the airfield site has planning permission for an 863,000 sqft regional distribution centre, along with smaller business units. There is also a good offer of second hand commercial space, from light industrial to retail and office space in the town centres.  The exciting eco-town proposals in East Hampshire offer further exciting future development opportunities close to major transport links.

The much sought-after New Forest National Park, with its numerous village locations and micro-businesses, concludes Hampshire’s profile.

    Flexible Space

There are also a significant number of enterprise centres in the county offering flexible space for new and growing businesses. Basepoint, Regus, Ocean Village and Portsmouth Technopole Innovation Centres, Enterprise First’s Managed Workspaces, Hampshire County Council’s Smarter Working Centres, and local, council owned enterprise centres are just a few examples.
